Title: Buying Your First Home Post by: JWKobayashi on May 18, 2006, 10:17:59 AM For those of you that have owned a home, the frist time is scary, isn't it?
A couple of weeks ago, my wife and I went to a bank to get pre-approved for a mortgage. We ended up being in a much better position than we anticipated, and contacted a relator the next day. The day after that, we went out looking at homes with said relator and found a couple that we liked. We decided on one and two days later signed paperwork with the builder (it's a new home). It's funny how fast things move. Friday we were thinking that we'd have to wait to buy a house, and then Tuesday we're committing to buying one that we thought would be out of our price range. Today we went to the bank to finalize the mortgage paperwork and details. It almost feels like I'm signing away my paycheck for the next 30 years (which I guess essentially I am). We close next month. Anyway, it's an exhilirating experience in life. At least now I have some room for that room of doom. :) Title: Re: Buying Your First Home Post by: Tynstar on May 18, 2006, 11:39:56 AM I have had two houses built know. It is fun and a pain all at the same time. It seems to be built so fast then it seems like they are doing nothing when all the work can't be seen from the street. Doing the paper work for a mortgage makes me want to get a stamp with my sig on it. The amount of times you have to sign your name is crazy.

My fiance and I bought our first home in December last year. We decided to start looking around on November 15th, we found one we liked, next thing we knew, we moved in on December 8th. We have been preapproved already and we are now looking at houses. Our agent gave us a list of about 100 house for us to look at and we are about 75% of the way through that. We saw one house that is absolutley gorgeous, but it is being sold as is. Just walking around the outside of the house, I saw 3 major things wrong with it (significant water damage in the breezeway, a pothole in the porch, a screen door that looks like it was ripped open), but I still want to see the inside of the house. If those are the only things wrong with it, I might buy it anyways.

Make sure you buy the options if you can afford it.

I've seen some houses that have been on the market for over a year. I can make whatever twisted demands that I want and the sellers have to seriously consider it. So if I do find a house with a bad roof, I can always force the seller into knocking that price off of the total for the house.
Title: Re: Buying Your First Home Post by: wrldstrman on May 19, 2006, 11:51:09 AM Take a elders word on this one find out who the neighbors are if you going to be living close to anyone..When i bought my house it was in a area with middle age people whos kids were graudating or had just left the homes.my kids were babies and Ill I ve heard the last 15 years is griping about my kids did this my kids did that,griping about our dog.all these people are retired now and spend 10 hrs a day pimping their lawns washing there cars etc.We keep our dog in the house and only let him out to go to the bathroom but no matter what time we let him out it seems they just have to come outside as soon as we let the dog out and he goes crazy..because there grandkids had teased him.and 3 days ago a man that lives up the road a bit shot and killed his 2 neighbors and shot there son over the drive way...I could go on but I think this is one area that people overlook when buying a house...you could get a great deal but if you have to live by a bunch of sourpuss es the deal wasnt so great.

Thia is why my girlfriend and I have been looking during the weekends. You get a better feel of who lives in the neighborhood on the weekend because there are actually people out. We got our house! We were at our real estate agents office until 9:00 PM last night and they sellers accepted the offer we made on our house! We will be having a private inspection done tomorrow morning, and assuming they don't find any major problems, we'll be moving into the house in 30 days. Good times! Works great for me, because I don't want to move out of the area, and they want to move down south when my mom retires in 4 years -- my dad retired last year.
